Introduction

A career assembled in the order engineers prefer: learn the system, then build one.

Hussain Binghatti Aljbori trained as an electrical engineer in Baghdad, took a master's in digital control engineering at Cranfield and a doctorate in industrial technology engineering at Bradford. He moved toward real estate in his early twenties. In 2008 he founded Binghatti in Dubai.

The company now holds a portfolio of more than 90 projects. He remains its sole owner, having handed the chairmanship to his son. Read the full profile.

The Person

Beyond the title

The public record describes a founder rather than a personality — which is itself telling. What is documented is a technical education, an early entry into property, and a company named for his father.

The company carries his late father’s name, Ghatti Bin Ghaeb, so that the brand would pass across generations rather than end with its founder.

Three degrees sit behind the business, and all three are engineering degrees. A bachelor's in electrical engineering from the University of Baghdad, where he finished among the top three academic achievers nationally. A master's in digital control engineering from the Cranfield Institute of Technology in the United Kingdom. A PhD in industrial technology engineering from the University of Bradford.

None of that is a property qualification. It is a training in systems: how inputs become outputs, where tolerance is acceptable and where it is not, and how a process behaves when it is scaled. Binghatti's stated ambition — to build what the company calls “hyper-properties” that are instantly recognisable — reads as a design problem set by someone used to specifying things precisely.

The second consistent thread is family. The company carries his father's name. His son Muhammad is chairman; his son Ahmed is vice-chairman; Katralnada Binghatti is chief executive. He retains full ownership while the operating roles sit with the next generation — a succession, not an exit.

Work

What the company he founded actually does

Three lines of work define the portfolio: branded residences, height, and access to capital. Full case studies.

Branded residences with three global houses

Binghatti is the first and only developer in the world to have formed branded residential partnerships with Bugatti, Mercedes-Benz and Jacob & Co — a luxury automaker, a mass-luxury automaker and a high jewellery house.

Burj Binghatti Jacob & Co Residences

Announced in November 2022 for Business Bay, Dubai, and intended to be the tallest residential building in the world. Work began in October 2022.

A listed capital structure

A debut US-dollar sukuk in 2024, followed in August 2025 by a $500 million issuance listed on both Nasdaq Dubai and the London Stock Exchange.

Perspective

Four things the record suggests

Observations drawn from documented decisions — not attributed quotations.

01

Specify before you sell

A control-engineering education shows in a company whose stated aim is architecture that is recognisable on sight. Recognition is a specification, not a slogan.

02

Borrow trust carefully

Partnering with Bugatti, Mercedes-Benz and Jacob & Co imports standards as well as names. Brands of that order do not lend themselves to unproven delivery.

03

Own the balance sheet

Retaining full ownership while raising listed sukuk is a deliberate structure: outside capital without outside control.

04

Build past yourself

A company named for the founder’s father and chaired by the founder’s son is designed to survive a generation it has already outlived once.

The founder who stayed the owner

Forbes Middle East records Hussain Binghatti Aljbori as the founder and former chairman of Binghatti, holding it at 100 per cent, with his son Muhammad now serving as chairman. In a sector that routinely trades equity for growth capital, complete retained ownership at a portfolio of more than 90 projects is unusual enough to be the most interesting fact about him.

The sukuk programme explains how it is possible. Islamic bonds raise capital against assets and cash flows rather than against shares. A 2024 debut issue was followed in August 2025 by a $500 million sukuk listed on Nasdaq Dubai and the London Stock Exchange — the kind of listing that subjects a private, family-held developer to public disclosure standards without diluting it.

It is a structure that says something about intent. Public capital, private control, and a chairmanship handed down rather than sold on. Continue on the insights page.
